Any ideas on how to sell my house to car collectors?

    Found a place on the water away from the city for half the $$$. Just retired so don't need to be in commuting distance. Had to sell some cars tho....

    It was a great place....many car builds done by myself and my son. JAGUICK was conceived and built there. As well as BQUICK. My son Matt helped me work on my first Stage 2 when he was 10, etc, etc....not to bore you all......
    Divorce memories can go with the place......

    A friend here in Florida who is a long-time real estate agent recently told me about a conversation that she had with a potential customer. The guy wanted to buy a fixer-upper that had flipping potential. The customer's idea was to buy the house for about $275,000, put about a hundred grand into it, and flip it for a million. She explained to him that this property had no room to add another garage bay, and that in this area of SW Florida, a one million dollar house by definition had to have garage space for three cars at a minimum. I do not see that "excessive" barn/garage space would ever be a problem as long as it's in good shape. Americans love to buy/hoard stuff. There is no such thing as too much storage space.

    Rent some furniture for the house. That always gives folks a better idea of what it will look like. Worth a shot.

    Yep. Some realtors stage the house. Just enough furniture, etc. to make it look good. All color coordinated. My sister used to do staging for various realtors.

    Staging the house with tasteful furniture and decor is always a good thing to do with vacant homes. However, on a home like this one that isn't getting any showing activity, staging doesn't help. First order of business is to get people through the front door.

    Keep reading that market is starving for inventory and houses are selling. Must be starter homes or homes far different from this farmette.

    Contemplating doing the kitchen but have to get a loan to do it and I was thinking everything works now....let new owners pick out exactly what they want as far as flooring counters appliances. Realtor agrees with me. He said a number of years ago that was the case but now people would rather get some $$$ off and do it themselves since there are so many options.
    Same deal with wood stove...I have place for it (never had one) but why not let them pick out what they want.

    But as said if I can't get ANYONE in the door it may not matter.

    I know zip about prices in your area, but I do know that would be a perfect place for a young family to raise kids. Very nice home and grounds. Have faith. There is a buyer who will fall in love with it.

    I'm afraid families these days know little about working on things. They just want new and little or no maintenance. But hopefully these is someone that appreciates and old house that has been upgraded. The first realtor was a dunce....he was saying people don't like having houses they have to paint....ha? Nothing to paint except inside. Pulled the plug on him.

    That makes sense to guys like you or me, but I think to buyers it sounds like work and $$$ that needs to be done. People, oddly, are usually happier the less choices you give them and the less chance they get to personalize something....

    One person came out in 2 months. They said they didn't like the barn.
    Just yesterday on advise of my realtor I reduced price another 50K. (100K so far) Very depressing...now I think people will think there is something major wrong with it.

    I asked realtor if I should advertise in car and horse publications/sites. He said no need: "car and horse people are not stuck in their garages or barns, if interested they will find it online". I guess......

    Around here places with storage sell great. There are so many people living in town and not allowed to build a shed so storage is sought after and they use the rent income to help with payments. Good luck!

    i had considered separating my pole barn from the rest of the property. maybe an option for you? my old place was laid out where it could have been easy.

    advertise it anywhere you want. you own it.

    Like all the garage space. You should search on Zillow using your address and check the surrounding homes in your homes price range. That will give you an idea if your place is priced for your market. The kitchen will be an area that will hurt your sale , it is probably the most important room in the house. The bath rooms and master suite would be next..
    Good luck with your sale. When you are buying it seems as if it is full price or nothing but when selling you have to give it away....

    There are a lot of people that are starting up home based business structures across the country. I have specific automotive zoning at my location,but many areas allow(in some instances can't stop)for business use from home. Day care,repair shops,etc....I would definitely put a link on business opportunitiees sites. Most "unique" property around me has been for sale well over a year, but often it just takes the right person that "fits" the location. In a cookie cutter world there are still people that see the property for what it is rather than just part of a "development". My friend just bought a house that was for sale for the last few years, and I think he will do very well on it. The market will only bear what the local economy reflects,so you just have to do your own comparisons in the area and be willing to negotiate.
