I would but dishwasher, stove, frig, washer, dryer all new. Would only be of benefit for ac and heat. That's not what concerns the buyers....they are freaking about old stuff inherent to...guess what...an old house! Say the basement is musty....well, house unoccupied for over 2 years. I guess I'll set up a dehunidifier like I had when I lived there and hit it with Febreeze or Lysol. Doesn't seem bad to me but lady is allergic to everything....can't even have any carpets in house. But...she has 2 cats....go figure.
I said it the start. You'd be miles ahead to knock down the out buildings. Way more buyers want yard over another building they don't need.
I'm not sure why buying or selling a house is so complicated. I'll be the biggest ahole in the world when it comes time to sell this place. Either you want it and you can figure out how to make it happen or you don't and you can't. Just like buying a car. Money talks.
Warranty's are cheap and a great selling point in my area so I have to agree. Thats because all us old peeps have knee issues lol and its cheaper to build a 2 story on a small lot so hardly any builders build them any more at least in areas where land is a premium . Every home Ive owned has been a rambler - tough to find over here so there is always a bidding war to kick the price up when a seller.
Here in Florida 2 story homes are still plentiful and being built all the time. Tough to build a large one story home on a small 50 or 60 foot lot but, with a 2nd story it's easy. Lot sizes for growing families are shrinking until income gets above the medium level.
Houses with lots of car space here in Oz are more expensive not less. For me if you really want to sell it to a collector, sell it inclusive of a hoist or lift. If that's already in place it will make yours more attractive than one that doesn't have a lift
Take the biggest loan out on the house that you can and pay that on your new house and let the bank have the old one.
No it wouldn't but, but why suggest it as an option? Not only does it ruin credit but, it may be prosecuted as a crime if it was done intentionally.
Buyers seem to know inspector....I bet he's planning on a kickback. These buyers have backed out of 4 sales in last 2 years after inspection. My realtor found this out from their realtor.......
Have they made you an offer to stay with the contract or to make certain repairs? Or, did they just ask for their deposit back and walked away?
Contract is/was $485.....they indicated that they are considering countering at $385! Pretty funny,,,,,
Ouch! Sounds like you probably want to wait for a better buyer. But, if they counter, don't get pissed. Just counter with what you are willing to do, if anything, and let them walk if they want to. You never know. Good luck.
When we last bought, it was in the middle of the housing market drop, or fail (short sale). We countered maybe four times or was it five...nobody got pissed. BTW. it is our dream house and land, and would not even have considered it, if it didn't have the two very big outbuildings / shop. Enough to fit all my cars and trailers including my 26' enclosed. The shop was car a restoration shop. So there's hope!
Yeah, I guess but I was asking 575 then 525. 2yrs ago I was asking 725 and then 675 based on realtor advice. Latest is they want addition done in 1996 brought up to 2018 code. About to tell them to take a hike....
At 400K I would seriously think about moving ALL my stuff from Ct. to Merryland. The only holdup would be the HOA. Tom T.
