    Well after 3 years of 2 house payments on a 15 year mortgage today was the last day for the prospective buyers to back out and we have a contract in hand with a Dec. 8th closing date:TU: Man what a finacial draw this has been. If for some reason this deal falls through :af: You may hear about me on the news when a local reporter interviews my neighbor.." He was a quite guy and kept to himself...Who would have ever thought he would have gone postal:blast: "
     
  2. Not to discourage you at all. I just had my house deal back out the day before it was to close! Her agent was flacky from the start! She had $78,000 down with good credit and she backed out because she said she couldnt get financing! And she ecpects to get her ernest money back because there was a clause on the contract about the financing! Her offer even came with a pre approval letter of up to $260,000.

    Amen Brotha Tom!!!! I HAD the same problem with scratched paint and a few felines in the neighborhood!!!
    I guess my barn was the local cat hang out for pet owners to LAZY to care for a cat box...

    O ya.. Congrats Mike.. We'll keep this on line better than the DODGE TRUCK FOR SALE!!!:laugh:

    Hey Mike, not trying to be discouraging but I,ve built and sold 30 new houses a year for the last 5 yrs. and about 10 a year for 5 years before that. Every year at least 2-3 buyers back out, here are some reasons, all true to my knowledge.
    Wife died.
    Wife ran off with best friend
    Buyer had a stroke
    Buyer's buyers turned down at bank with no warning.
    Buyer laid off job
    Buyer transfered
    Buyer's house failed inspection
    Mother changed mind about floor plan
    Oh yes, my favorite, we just saw who our new neighboors will be.

    The good news is you have a dec. 8 closing. I have never had a quick closing go bad. Good luck.

    That is why I spend more time with the cars now, than I do with my business. On a more positive note, at least I have the consolation of being taken out quickly with bullet #2 if your sale falls through. For a while there, I thought you were one of those weirdo bow hunter types.

    You must not be a Tennesee native

    I lived down that way for many years (actually western tip of Kentucky) and never heard the word "squeal". It was always "Squall" Like a pig. Or "squalling tars".

    Or were you referring to the "Pig Boy" on Seinfield?: I think that actually was squealing. :laugh:

    if you breathe,and have a job,you can buy a house...there are too many arab-owned mortgage companies out there ready to loan anybody money on real estate..

    buyers' remorse sucks,and real estate and mortgage brokers are crooks..ask me why i know...:spank:

    My to do list isn't nearly as long as my want list but in either case I'm too young to check out so let me just say. It's gonna go thru it's gonna go thru!!!

    Actually growning up one of 6 kids my parents found themselves in a similar position and were snowed under - we lost EVERYTHING! Give yourself a pat on the back for holding the tidewaters back that long.

    Whew

    Hey Mike just bought a sled myself. Of course no deposit was required because it was a $400.00 1987 Bombadier Citation 250cc single stroker! Fortunately it's in near showroom condition and the girls will enjoy the heck out of riding around the back yard with it :)

    Think nothing but positive thoughts because you can't control the actions of others anyway!!!
