New 1/4 Mile Drag Strip in Mississippi?

    Well, I'm putting in an offer today for a 73 acre plot of land, It's an old farm that was abandoned about 20 years ago after being in the same family for generations, and is now grown over with trees and bushes as these things happen down in Mississippi. The current owner had it for about three years and cut in a road system to get around through the woods. The place is loaded with deer and other wildlife. Food plots throughout, and a creek running through the back end. The beavers tried to make a five acre pond down there but their dam was torn out to prevent it.

    So you might ask, what's that got to do with the V8 Buick site? Well, selfishly I'll finally have space for an absolutely unlimited amount of storage. In fact there's an old barn that's already caving in to put some parts cars into. But seriously I'm looking into steel buildings that are cheap and hurricane resistant. And on 73 acres they don't have to look very pretty either. Just be functional and not prone to blowing away.

    And the other thing.... The parcel is half a mile long on one side by a third of a mile long on the other but shaped sort of like an ax. The half mile side being the handle. That reminds me a lot of a certain drag strip and grounds we just had the BPG nationals at. Hmmm. It's located about 35 miles north of Jackson Mississippi.

    Future Jackson Dragaway?? We'll see. The only other track around there that I know about is 1/8 mile.

    Wish me luck, I'll need it. I'm already looking around on ebay for steel buildings, a tractor, ATVs, pick up truck and other necessary farm equipment and implements to keep the "roads" open.

    The old green acres TV show keeps running through my mind. I can envision myself cutting the trails on an old tractor while wearing a business suit. Arnold the pig and Mr Haney close by keeping an eye on me. The other thing someone mentioned to me is that I'll be on the FBI's list of most suspicious people if I come back from China and start buying a lot of fertilizer. If you get my drift.

    Well, now you have the task of reminding people who's property it is. Good luck. You'll have hunters and ATV'ers who will have a hard time getting used to a new owner with other intentions. That is if the privacy and/or security thing is even an issue to you.

    Are you from Miss originally? If not, are you looking there because it just happens to be for sale?

    Just curious, PM me if you feel more comfortable... but what's 73 acres in the boonies of Miss go for these days? How far from civilization is it?

    Yardley, not uncomfortable at all. I'm from Chicago and that's still home base, although I've been living in Hong Kong and Beijing for over eight years. My brother lives just west of Jackson MS and one of his sons lives in Jackson proper. I bought a waterfront house on the Ross Barnett Reservoir (about 60 sq miles) earlier this year in Brandon, MS. It's a great mid scale recreation property (party house), but the lot's too small to store anything being a lake front. So I started looking around within an hour's drive for someplace to build some storage space. I started with three or five acre places in the subdivisions but they cost a lot per acre relatively speaking and have zoning restrictions. Then I found this parcel about 35 miles away on the internet MLS and Loopnet.com. It's only about 10 miles from the new Nissan plant in Canton, MS. A few thousand new auto worker jobs are coming into the area as we speak, especially if you count the feeder plants going up nearby. This is not really in the middle of nowhere. You could drive to the governer's mansion within about 40 miles on Interstate 55 or down four lane divided highway Route 51. For me, that'd be just one property to the west and wish I had frontage on it.

    The drag strip is a pipe dream (although the property is perfect size for it, if the woods are cleared off). But more likely I'll just build a garage/shop, sell hunting rights because I don't hunt myself, etc. ATVs will be fun on the trails.

    The annual taxes on 73 acres is just $340 zoned agricultural. Don't want to jeopardize that. Hope they take my offer or counter (under listing) at $2300 an acre.

    There's a lot of old timber out there that needs to be cut, which is income. About twenty or thirty acres. Another twenty acres was planted in pine about fifteen years ago, needs thinning and a few more years to grow. Rest is scrub or fields. What's on it affects the price too. If it was clear cut, cheap. If mature, more. This is pretty mixed and wild and a good price and as hunting land, best of both worlds.

    I'm planning retirement in not too long of a time, so this along with the lake house is getting me set up to keep busy. Seriously looking at bulldozers.

    If anyone's interested, I bought the farm. It's totally wooded with trails cut through it. At this time the farm is growing wood. It was a cotton farm until about 20 or 25 years ago. The old farm house needs to be burned down. In it's present state it's more a hazard than an asset.

    Dimensions are 2623' by 1980' by 1320' by 1320' by 1303' by 660' in an L shape, all 90 degree angles.

    There are a couple adjacent properties I'm looking at now to have direct frontage on the hard roads. Either 34 acres on the west side to Hwy 51 or 54 acres on the east side to old Hwy 51. They're both in timber.

    North side is still active cotton farms and this year is a bumper crop. Sorry I didn't take any pics to show you.

    I may be thinning out the Buick herd by one or two to create cash for some road building equipment. Stay tuned.

    How can you resist making yourself a private road for.....um.....testing purposes. :Brow: :3gears:

    You're right. Especially if I can buy the 54 acres to the east and build a road along the whole length of the property on the border. I'm working with the seller (to me) on properties on each side. He wants the 54 acre one on the east and has first dibs. The 34 acre one on the west would work too.

    I'll need to build bridges across "Bird's Creek" and a drainage ditch that both run through the long side. Probably with heavy duty cement dranage pipes. You'd have to see the survey and area maps to be as excited as I am. Besides the lay of the land which is all high and dry, there's an oil field about one mile northwest and a gas field about two miles southeast.

    But seriously,that is awesome news.When you get home,maybe some weekends I can make it up to help out with some of the work you are going to do.

    Burned down... that's funny living in an area where people are buying million dollar properties but have the $50k, 50 year old, houses removed to build big houses.

    Maybe you can contact the local fire department and they can burn down the house and use it as a training exercise. You know, the new neighbor "giving back." :TU:

    Be sure to check into obtaining the mineral rights on that property. If you can get them you'll want them. If they find oil there you'll have rights to a cut of the proceeds.
