I Need a Plumber

    The house I put a contract on just had the inspection on Friday.

    The only real deal breaker is this:


    The downstairs sink is plumbed directly into the main trunk drainline...or "stack". There is no vent. Now, I need to know how much it's going to cost to fix this so I can make a counter-offer on the house.

    I hear it involved breaking the concrete floor up and re-plumbing the sink and installing a vent or plumbing it into an existing vent.


    What does something like that typically cost? $1k? $5k?


    I'm really pissed that this came up because I really like the house. This is the only thing that will keep me from buying the house. It's not up to code and it needs to be if I ever consider selling it in the future.

    Sorry to hear that Adam. Is it a utility sink or regular bathroom sink? Just wondering.

    Hope it can be fixed with as little money as possible.

    You should have stated in your contract a repair cost limit and it should be based on a home inspection with a written report. Hopefully you DID NOT go straight to the listing agent and have no representation cause you DIDN'T save ANY money if you did.

    Your REALTOR needs a copy of the home inspection report and then he needs to type-up a addenum with a list of the repairs to be made. If you all can't agree on this list then you can get your earnest money back and WALK.

    I hope you have a REALTOR and are NOT dealing directly with the listing agent. :Smarty:

    I have an extremely good realtor and we discussed it in detail tonight. We'll be telling the seller to fix everything worth a damn....if they say no, we are walking.

    Clean looking house! Looks like the roof is a little dirty but it could also be in the quality of shingle that was used. The home appears to be built on a slab from the picture.

    I'm glad you have a REALTOR. SSSSSOOOO MANY people make the mistake of thinking they can go straight to the listing agent and they'll save $$$$$$, WRONG! :Smarty: :Comp:

    I'll always be glad to refer anyone to a REALTOR in their area to sell OR buy a home ANYWHERE in the US.

    I've got a question!!

    You say that isn't up to code but is that up to code NOW or when it was built???? It doesn't look to be more than 10 years IF THAT.

    My point is, if it was up to code when it was built but NOT now, I don't know if you'd get the seller to make the changes cause all that is, is a update.

    In Tennessee, if a deal falls thru, the seller MUST reveal to future buyers the out-come of that home inspection. :)

    Go enjoy your date (@ least you've got one) and let your REALTOR handle it tommorrow.

    The basement was finished after the house was built. I can pretty much guarantee the codes were in place when the house was built. The previous owner did a cheap finish job on the basement.

    I wish it was that easy:)

    You're on the money with the disclosure to future buyers of the problem. Same deal here...

    The house is 16 years old.

    That hose does not look very old. How did it pas inspection with out that??? I would blame the builder or contractor for not building it up to code. Vets have been code for allot longer than it was built.

    Look like someone paid an inspector off.

    Id dig around and find copies of the permits and inspection slips filled when it was built. The owner should not be responsible for it, unless he put the kitchen in, himself. Then he is liable for it. Just call an inspector out and they will make them fix it. All housed must be up to code. unless it 100 years old.

    The house was built with an unfinished basement. The prvious homeowner did an amateur job downstairs and cut costs doing it. I don't see a problem with it personally, but I can't sell the house if I decide to.

    Best bet is to get a licensed plumbing contractor & have a physical look. Don't forget to allow for all the incidentals, cut & patch slab, possible cut & patch interior finishes upstairs to get to a suitable vent.
    If you really like the house, don't let this be a show stopper.
    Talk to the vendor, via your agent, & negotiate some kind of compromise. Vendor repairs, you repair & deduct estimated cost from selling price, both go 50/50,, lots of options.

    adam are there floor drains? usally a stack is the current vent to a floor drain. unless your upper floors empty into this main trunk.

    it's not to uncommon to dump a sink streight into a vent stack (it used to be legal in most codes and still is in others) my dad who is a commercial plumber did this. for his utility sink in the basement.

    to do this correctly you would need to bust up concrete and move the drain over and reattach the vent as a vent if its a vent and its not too big a problem. if you need to run a vent up thru the house thats a big $$ generally.

    I havent heard back from the seller yet. We did make a counter-offer and will hear very soon though. I'm in Plano right now for the BCA nats. Hope to hear soon!!

    Great news Adam. If you have not already, you need to contact your insurance agent NOW so they can have a policy ready for you at closing.

    I hate it when people call me from the closing and say need a policy typed up, like yesterday :puzzled: :puzzled: :Dou: .
